The Energy Performance Certificate
Over recent years global concern over carbon emissions and national concern regarding rising energy costs has resulted in government measures, in line with the EEC, to make the UK more energy efficient. The introduction of energy assessments on all UK properties is a result of this strategy.
The energy assessment is a building survey that provides a measure of the energy efficiency of a building against certain parameters and assumptions. The report produced is the Energy Performance Certificate (EPC) that provides an A-G rating of the energy efficiency of a building, similar to the labels now displayed on domestic appliances. It also includes an A-G carbon emission rating. The report provides recommendations on what can be done to improve energy efficiency.
It is now a legal requirement that a valid EPC is available for inspection on a property that is to be rented or sold. This is either when the property is viewed, when written information regarding the property is required, or before exchange of contracts. An EPC on a rented property is valid for ten years. Each time a property is sold a new EPC is required.
